Our very own Callum Hawkins is writing an insight into the world of estate agency in the form of a daily blog this week. Here's Monday's entry:

Another busy Monday started with a team Meeting. We discussed all the viewings we have carried out over the weekend and how the feedback from these will help with the marketing of our clients’ properties. Then we talked about offers received and how to negotiate with both the seller and buyers to get sales agreed on terms that are attractive to both parties. Although the market is not as busy as earlier in the year we have several sales to tie up.

Later this morning, I’ll be meeting with and advising a potential vendor on how to find the best buyer and achieve the best price for their property. If I can help you selling your property just call. Then it will be back to the office to deal with calls and messages. It’s crucial that vendors get good feedback and ongoing marketing advice. It’s also important that negotiations are carried out in a timely manner. In some cases this can be very quick in others we work at the pace preferred by those involved giving as much time as required for consideration and reflection from the applicant or seller.

As I work on both sales and generating new instructions I try and spend at least an hour a day phoning applicants telling them about properties for sale and persuading them to view. I also speak to vendors passing on feedback and updating them on the fluid market conditions. My impression is that we saw a knee jerk reaction to Liz Truss’s mini budget, but the market is settling down and levels of viewings and offers are increasing once again.

Throughout the day I’ll be drawing on my considerable experience and anticipate agreeing a sale on a retirement home for a long-term client and a new sale on a bungalow that has recently become re-available. I have also got a double deal pending but this probably won’t be tied up until later in the week.
