We will be able to explain the different options that you have when selling your property, provide an accurate valuation based on prevailing market conditions and provide details of comparable properties which are currently on the market or have recently sold. We are also pleased to advise on any works you are considering to increase the value or saleability of your home, possible building plots or other property projects. In the past we have assisted numerous clients in maximising the return they achieve from their property.   We would of course also like to assist with your future property requirements.


When the time is right for you to sell, we will promptly prepare full colour property particulars. This usually takes 48 hours, a little longer if professional photography is required. We will prepare other marketing materials required to get your property the highest possible profile on the Internet and organise prominent newspaper advertising when everything is ready and launch the property to the market. Our team will visit your property and contact our extensive register of active buyers in order to generate viewings. You can expect your property to be seen by tens of thousands of property buyers during our agency.


We will arrange viewings at times that best suit potential buyers and you. These will be attended by trained staff who are experienced in obtaining offers from potential buyers and useful feedback if a property is not right for a particular buyer. We will make this feedback available to you as promptly as possible. We monitor how your property is performing on the internet, the level of viewings and the level of offers received. This provides data allowing your dedicated point of contact to give ongoing marketing advice designed to help you to achieve the very best price in the time available.


When offers are received we will act on your behalf, seeking the highest offers from the best buyers. We will check out linked transactions and establish potential buyers’ ability to purchase. We will advise on which offers we believe should be declined and which offers we think you should accept. The choice of whether or not to accept or decline an offer is, however, yours and we respect this fully. We aim to agree sales on fair terms with which both sellers and buyers are happy. When all parties are content, transactions proceed more smoothly to a successful completion which is in everyone’s interest. If you are buying on we are happy to assist you with your negotiations to purchase.


Once a price is agreed we will write to both parties and their solicitors. If you do not have a solicitor, we can provide quotation from reliable local firms. We will monitor the transaction as matters progress and keep you informed. Our years of experience and local connections are particularly useful at this stage in your sale; speeding matters along and assisting in resolving the minor issues that inevitably arise during house sales. At the appropriate stage we will assist in agreeing dates for exchange of contracts and completion. Prior to the day of completion we will make arrangements for handing over keys and assist you with meter reading and other matters. When the transaction completes we will liaise with both you and your buyer to make sure everything goes smoothly. Post Completion we can assist with stray mail or almost anything else and we will look forward to help you move next time.
